Hiking the Berry Picker trail in Vail is a workout, but WOW is the view at the top so worth it! I’m so enjoying all of the summer activities including biking, hiking and, of course, golf. I can’t believe that August is right around the corner and that in a matter of months all of this greenery will turn to gold.
Real estate sales have slowed a bit over the last month despite record sales volume. New contracts and new listings have decreased a bit since my last update in mid-June. If you are serious about jumping into this market, it is still crucial that you are properly prepared. That means, narrowing down your ideal location, fine-tuning your needs vs. wants list, and getting pre-qualified from your lender if you are utilizing a loan.
I can’t wait to see what the next month will bring! Don’t forget that I often know of properties before they come to market, so if you’re looking in a specific neighborhood or for a certain property, let me be your eyes and ears on the ground. Staying proactive is still an advantage in this current climate.

In Real Estate News…
Between June 15th and July 15th, residential sales volume increased 50% as compared to the same time period in 2020. Over the last 30 days, we’ve seen a 37% decrease in the number of new contracts written. Inventory continues to remain at record-lows with just under 300 residential properties available right now. Although the number of new contracts and new listings are decreasing, total sales volume and average sold price are still significantly higher than this time last year.
