I Can’t Believe This!
Following a spectacular month of May with 118 properties going under contract, June is right on the heels with 96 properties under contract in the first 15 days of the month. This is by far the highest number of new contracts written for this same time period in 10+ years (see chart below). As of close of business on June 25th, a record number of properties (174) have gone under contract so far this month! Consumer confidence in the Vail Valley real estate market is strong right now and the numbers are definitely reflecting that!
With over $50M already closed in the first half of the month, the average sold price is up 14% compared to the same time last year, at $1,650,756. The active inventory has dipped slightly, but the summer has only just begun. As Eagle County officials are confident in moving to the final phase of reopening towards the end of this month, we can hope for a positive influx in new listings coming to the market.

Vail & Beaver Creek Set To Reopen July 1

Vail Resorts Thursday announced summer opening dates and operating plans at its North American resorts. The plan includes the July 1 opening of Vail Mountain and Beaver Creek. That was welcome news in the Vail Valley.
“It’s a pretty big deal,” Park Hyatt Beaver Creek general manager Herb Rackliff said. “The more activities and options guest have will continue to drive demand.”
The Park Hyatt reopened June 12. Due to current public health orders, the hotel can only fill half of its rooms, but Rackliff said demand is increasing “day by day.”
In Vail, Bryan Austin, general manager of The Sebastian hotel said that property is also seeing increased demand. Opening Vail Mountain should help that. Austin said everyone who’s made a reservation receives a pre-arrival letter from the hotel. Staffers were busy Thursday working the information about Vail Mountain into those letters.
