The first snowfall of the year is here!
Well…it happened. The first official snowfall of the winter season arrived last week. It’s always a beautiful sight to see fire and ice collide as the snow falls on the last few remaining golden aspens. Just a reminder that Vail Mountain opens on November 12th (the earliest open day in decades!), while Beaver Creek is set to open on November 24th!
I’ve helped clients close on several properties over the last month and I have a couple more that are under contract! Don’t forget, whether selling or buying, I have my finger on the pulse of the market and continuously stay on top of properties that are coming to market or newly listed. In Real Estate News…
Between September 15th and October 15th, residential sales volume saw an expected decrease of 34%. Over the last 30 days, we’ve seen decreases in the number of sales, the number of new contracts written and the number of new inventory coming to market. I continue to believe that this is simply due to the limited amount of inventory and some aggressively priced properties. For reference, sales volume during this period in 2021 is up 127.6% over the same period in 2019 (pre-COVID).
This does not indicate that the market is coming to a halt – quite the opposite in fact. The number of new contracts is still outpacing the number of new listings coming to the market, showing that demand remains quite high.
If you are serious about jumping into this market, it is still crucial that you are properly prepared. That means, narrowing down your ideal location, fine-tuning your needs vs. wants list, and getting pre-qualified from your lender if you are utilizing a loan. Now is the time to take advantage of my connections in the brokerage community and knowledge of listings coming to market.
