During the last week of May, I had the honor of hosting 15 of my fellow Sotheby’s International Realty colleagues from across the country for The Collective Retreat out at my favorite place – Frost Creek. We had an incredible time building our personal and referral relationships, learning how to enhance our business including sharing marketing ideas, and having a little bit of fun along the way! With interest and inflation rates going up, I’m starting to see more conscientious buyers who are no longer buying just to buy at any price. Buyers are becoming more fastidious when considering a home purchase, and I anticipate that we will begin to see more price reductions if a home is priced aggressively which is not in refreshed or newer condition as the market levels out a bit. Of course, adequately priced properties (especially those homes which are more recently built or remodeled) will continue to move quickly throughout the summer selling season. Remember, that whether you are a buyer or seller, there is always a way to reach your goal and I would welcome being the one to help you get there!

As we would expect to see, the number of new listings coming to market over the last 30 days is up nearly 15% compared to that of 2021. With mortgage and inflation rates still on the rise, we’re starting to see more conscientious buyers in the sense that they’re no longer buying just to buy. Buyers are more carefully considering their options and the properties that are adequately priced are still moving quickly. However, the number of new contracts written in May 2022 (216) is still significantly up over the previous month in April 2022 (158), showing a positive summer selling season trend.
