Welcome to July!
If you thought June was a busy month, let me tell you – July is on track to be even more so! In the first 15 days, over $64M of sales have closed while a record 132 residential properties have gone under contract. Compare that to the same time period last year, there was just $54M closed and only 68 residential properties under contract.
We continue to see the low inventory trend, but if the remainder of the month continues to track like the first half, July is going to be another record-breaker in the Vail Valley.

Eagle County Market Analysis – May 2020
While the current real estate market has improved, Eagle County’s closed transactions remained sluggish in May. There was $102M in total dollar volume, which is down 41% from 2019. Transactions were also lower over last year with 83 sales; down 52%. Since we started the first quarter strong, Eagle County is down just 11% in dollar volume and 25% in transactions year to date.
The two areas that had more than 5 sales in May were Eagle and Gypsum with 16 and 19 respectively. Eagle Vail and Cordillera each had 5 sales. While transactions were down by more than 50% over last May, there were still 5 sales over $5M. The highest of these sales was a Bachelor Gulch home which sold for $9.5M. A Four Seasons residence sold for $6M, which equates to $1,991/square foot, the highest PPSF in May.
The majority of all real estate transactions in Eagle County continue to be sold to locals, however sales to out of state buyers continue to rise; accounting for 1/3 of all transactions in May. The two main states accounting for the increase year to date are Florida (29) and Texas (28).

LIV Sotheby’s International Realty provides Micro Market Reports (MMRs) analyzing Mid-Year (January through June) 2020 real estate performance in many of Colorado’s most popular markets, including Denver Metro, Boulder County, the Foothills, Summit County, Telluride, Crested Butte, and the Vail Valley. All MMRs compare activity for single-family and attached dwellings within in the residential areas the brokerage serves.
