It hasn’t been a banner snow year in Eagle County, but the real estate market continues to soar – and have I got news for you! Product is flying off the shelves and there’s not a slowdown in sight! I personally just put a $12.9 million listing under contract with an anticipated close date in April. My recent $1,190,000 listing went under contract in 17 days, and now my $1,085,000 listing in the same neighborhood went under contract in just 5 days! Great news for those looking to sell in Vail or Beaver Creek.

Although the market is buzzing with a flurry of activity there are still some great deals to be had. Three vacant and pristine lots in Cordillera were just listed and priced to sell! January 2018 – Market Analysis
Eagle County real estate starts 2018 off with $138M in total dollar volume, 11% lower than last January. Transactions were 17% above last January with 143. This creates an average sales price of $966,542, which is just slightly lower than last year’s average of $1,066,076. January had 3 sales over $5M with the highest priced home selling in Strawberry Park for $13,500,000. The highest price per square foot was a sale at The Lion in Lionshead selling for $1,884/ft. Outside the usual high number of sales in Eagle and Gypsum, Beaver Creek had the third most sales with 10. These sales totaled $26.5M in dollar volume which is the most of any area for January. The Commercial sector also saw good activity with 18 sales averaging $628,923. New home sales had a great start to the year with 20 sales totaling nearly $19M in dollar volume. These new homes range in price from $274,500 at Two Rivers in Dotsero to $5.3M at The Lion.
