What’s new, you might ask? Well, the TLDR version (too long; didn’t read) is there continues to be movement in every single segment of the market. In the last 30 days, there have been 115 properties placed under contract. 38 of those are under $1M. 55 of them are between $1M-$3M, and 20 of them are above $3M. Inventory was seeing a steady uptick since May with as many as 340-360 residential listings and now a slight reduction of inventory with current numbers sitting at 323 as of September 19th.
“What does that mean for me?”
While interest rates are high compared to recent years, historically, they remain low, and it doesn’t seem to be deterring all buyers from entering our resort market. Sellers are continuing to see appreciation in real estate which means there are savvy buyers out there still wanting to jump into the market. Despite what the news headlines may say, prices are still up and we’re not seeing any massive market adjustments except for aggressively priced properties trying to push the market. There have been multiple properties in the last couple of weeks which have gone under contract that will likely set new price per square foot records and even some multiple offer situations for certain properties.
