Eagle County real estate again had the best month of the year in both total dollar volume ($173,609,845) and transactions (174) in May.
These numbers bring the year to date totals to 680 transactions and over $750M in dollar volume; down 16% and 14% respectively from 2018. The high end sale of the month sold for $9.85M in Vail Village. This was also the highest PPSF in Eagle County in May at $2,233. This sale brings the year to date total to 16 home sales over $5M.
There were also 16 new home construction sales in May. These prices ranged from $3.425M in West Vail to $295K at Mountain Gateway in Gypsum. Avon had the busiest month with 21 sales at an average sales price of $739,283, and Beaver Creek had 12 sales averaging $1.4M. Only Eagle with 22 transactions had more sales in May.

The majority of real estate sales are typically purchased by Eagle County locals (51% YTD) while out of state buyer have accounted for 32% and Front Range buyers 16%. Of the 217 out of state buyers in 2019, 48 were from Texas, 34 from Florida and 18 from California. Here is a graph showing the buyer breakdown through May, 2019.
