Swing Into Summer Shenanigans
One of my favorite facts about the Vail Valley it is a place where green golf courses outnumber stoplights! Boasting 14 to be exact plus an additional course which is dormant with plans of its reawakening in the near future! May is the month that most courses open for the summer season, and I am looking forward to my first day out on the fairways at Frost Creek to get back into the swing (*wink) of things.

Inventory remains at historic lows, consistently hovering about 310-320, a dynamic interplay continues to unfold. As many new properties come on the market, there are just as many, if not more, going under contract each day. Across the board, these properties going under contract are homes that have just come on the market and properties that have been on the market for a while. There are still many opportunities to be found throughout our area from property monetization to remodel ventures which elevate asset worth. Savvy Buyers and Sellers recognize the value in enlisting the expertise of a seasoned real estate advocate, well versed in uncovering hidden gems or before properties grace the MLS platform (I often know of off-market properties). If you have a specific type of property in mind, don’t delay. I strongly suggest partnering with an experienced real estate agent who is actively in tune with the current local market —be it myself or your trusted advisor – as soon as possible.
Did you know that there are 30 major ski areas throughout Colorado? The Vail Valley has experienced an increase in inventory, sales, and sales contracts since January of this year. Let’s take a look at how the Vail Valley market has compared to Telluride and Aspen for Q1 of this year.
AVERAGE SALES PRICE
The graph below shows that the average sales price in Aspen was 253% higher than Vail and 235% higher than Telluride for Q1 of 2024.
AVERAGE SOLD PRICE PER SQUARE FOOT
The graph below shows that properties in the Vail Valley are among the best deals you can find between the three markets with the lowest average price per square foot at $1,117. Of course, within each of these towns, you will have neighborhoods that are valued both higher and lower than these, but as a general perception, properties in the Vail Valley are a good bang for your buck!
AVERAGE NUMBER OF SALES
There are two views that you can take on the numbers below. One perspective is that Vail Valley properties are in a higher demand than Aspen and Telluride just looking at the number of sales. The other perspective allows us to consider the amount of available inventory relative to the number of sales, which may reduce the dramatic difference in the numbers below.
When we consider that Eagle County (i.e. Vail Valley) is over 1,600 square miles, one may logically conclude that because there is more space available, maybe there is a correlation to having more available inventory. San Miguel County (i.e. Telluride) is 1,289 square miles and Pitkin County (i.e. Aspen) is just 973 square miles.

Vail Woman Runs 587 Miles
Ashley Forshey plans to see 587 miles of the state on foot by planning to run from the northern border of Colorado, starting on Route 287, to the southern border, ending south of Pagosa Springs. The goal is to complete the adventure in two weeks with a small crew supporting her. The West Vail resident has learned that running is very therapeutic for her, but she isn’t just logging the miles for herself. She wants to give back and bring awareness to military veterans. She has been thinking about this nearly 600-mile run for two years. “I am trying to give back to them to give other veterans and service members the opportunity to find their purpose and a supporting and understanding community.” Continue Reading
Jade Ohde: Torch Bearer!
This year marked 40 years of the Special Olympics Colorado Torch Run, an anniversary that was commemorated on the white T-shirts worn by torch run participants, which were designed by a Special Olympics Colorado Athlete. The Torch Run is one of several fundraisers organized by local law enforcement and emergency services agencies throughout the year for Special Olympics Colorado, providing financial support for the summer and winter competitions, as well as for athletes’ medical bills and other necessary expenses. “Law enforcement raised over a million and a half dollars a year, so it’s events like this, that are law enforcement-driven events, that raise all that money,” said Stacy Cruz, the Torch Run coordinator for Special Olympics Colorado.
