
Summer in Vail is in full swing, and it has been both dynamic and rewarding both personally and professionally. On the real estate front, I’m thrilled to share that I currently have four properties under contract with buyers and two listings pending, making for a vibrant and productive summer market. In between negotiations and showings, we carved out time to enjoy the Fourth of July festivities, tee off in a couple of golf tournaments at Frost Creek, and we hosted a summer party – complete with a chipping contest, good food and great friends. It’s moments like these that remind me how special it is to live, work, and play in the Vail Valley! 2025 Market Activity Mirrors Pre-Pandemic Patterns in Key Vail Valley Neighborhoods
Across Arrowhead, Singletree, and Cordillera, 2025 is shaping up to look more like the balanced, active market of 2019 – but with one big difference: homes are selling significantly faster (if properly priced). Some properties that were priced more aggressively several months ago are now having to re-adjust to the new market conditions. Recently, my colleagues and I have seen several cases of buyers quickly placing properties under contract at full price (when the inventory was tighter), but have since backed out and the sellers are now adjusting to a more realistic pricing structure.
In all three neighborhoods, average days on market have dropped drastically. Arrowhead shows the most striking change, with properties selling over 27x faster than they did in 2019. This suggests a well-informed, highly motivated buyer pool, and a window of opportunity for sellers to be prepared while demand is high.

New Summer Inventory
While inventory levels have remained historically tight in recent years, we’re beginning to see some signs of normalization. The number of new listings brought to market in the summer selling season (from May through mid-July) in several core neighborhoods is trending closely with 2019 levels, suggesting renewed seller confidence and a healthier seasonal flow.

Year-To-Date New Inventory
Zooming out to look at activity from January through mid-July, we see a similar trend: 2025 new listings are closely aligned with (if not exceeding) pre-pandemic levels in these three key neighborhoods. This broader view reinforces the idea that more sellers are reentering the market, creating fresh opportunities for today’s buyers. NOTE: Much of the inventory coming on the market in the last few weeks has had a noticeable increase of properties which are somewhat dated.

What This Means for Buyers & Sellers
Buyers: With new listings rising and homes selling faster, the market is competitive, but balanced. Now is a good time to engage before prices escalate or interest rates shift.
Sellers: If you’re ready, don’t wait. Demand is still strong, and faster DOM means well-priced properties are moving quickly, often in a matter of days, not months. We still are experiencing some multiple offer situations and/or backup offers when people choose to wait in putting an offer on a property on high demand properties and/or areas.
