As sellers are busy preparing to list their homes in the summer markets, I’ve been noticing an interesting trend here in the Vail Valley that I wanted to look a little more into.
I’ve been seeing a number of properties hit the market and go under contract within a couple days (some after multiple offers), and a select few are going under contract before they even have a chance to go live to the public (these properties tend to be newer, remodeled and properly priced).
After some digging into the VAIL MLS numbers, here’s what I found. Out of 295 residential sales since January 1, 2025:
- 32 sales were notated at 0 days on market – many of which are close to, equal to or occasionally above the listing price.
- 113 of those sales averaged under 10 days on the market – a whopping 49.9%.
- Though the same time period last in 2024 yielded more overall transactions (354), only 32.5% of the sales averaged less than 10 days on the market.
- Furthermore, 23% of those sales were above $3M and all but 3 were cash buyers.
- The highest priced sale for this selection of properties was a 7-bedroom single family home in the Strawberry Park neighborhood of Beaver Creek which sold for $17,500,000 after just 8 days.
Let’s zoom out a bit and take a look at the overall sales since the start of the year. As of May 8th, 2025, you will see that the majority of the closed sales occurred within 30 days.
Remember when we were kids playing double dutch? If you were the one “jumping in”, you had to be prepared, watching the rhythm of the ropes and getting a feel for the right moment to start. If you didn’t take the time to prepare, it was almost always end in a tangled mess. Right now, my advice to buyers is to along those same lines. Ensure you are prepared to “jump in” when you see a property you like.
First and foremost, this includes getting pre-qualified and then working with an agent who is immersed in the agent network so you have the ability to be ahead of the market in some cases. My job is to find those hidden gems and then expertly negotiate on your behalf to a successful closing.
