Considering a venture into the Vail Valley real estate market? Staying informed about the latest market trends can give you a competitive edge. Whether you’re intrigued by emerging neighborhoods, seeking the best value, or curious about the luxury market’s pulse, we’ve got the insights you need.
Here’s a snapshot of what happened in the Vail Valley last year – from the fastest-selling neighborhoods to the most affordable areas and beyond. Let’s delve into the data!
Fastest Selling Areas: Homes in Minturn were the hot ticket last year, with an average of just 38 days on the market! The minimal amount of inventory in addition to a couple new development projects in Minturn likely contributed to this landing at #1 on the list. Sellers, if you’re thinking about listing, now might be a great time!
Most Active Communities: In the past year, Avon led the charge with the highest number of closings, with 229 properties sold. It’s a clear favorite among buyers right now with several niche neighborhoods like EagleVail and new development projects such as Frontgate | Avon definitely contributing to this activity.

High Investment Areas: The luxury market remains strong, with Vail at the forefront which is no surprise. The average sale price here reached nearly $3.5M last year, reflecting the continued sustained demand for premium homes in prime locations with easy access to skiing, fine dining, and world-class shopping.
Affordable Finds: Looking for a more economical option? Gypsum presented some of the county’s best values last year, with homes averaging under $900,000. With its close proximity to the Eagle County Airport, this community has a wide array of properties ranging from expansive single family homes to newly constructed condos making it an attractive option.

Amazon Building a ‘Last Mile’ Facility Near the Eagle County Airport
Confirmation of the Amazon “last mile” facility near the Eagle County Regional Airport is going to be a “big deal” for the town of Gypsum. Over the years, town officials worked on growing the size of the town through annexations, including the airport property, as well as the Airport Gateway property. That led to bringing Costco to town, as well as a Tesla dealership and service center.
Iconic Minturn Saloon Pays Homage to Local History
The new owners of the Minturn Saloon — only the fifth in its 120-plus-year history — are paying homage to the iconic Colorado locale’s history while also creating an atmosphere that will last another 120 years. The family-friendly, approachable menu is delicious and elevated. Simplifying it down to one page allows for quality ingredients and dishes every time. Fajitas, enchiladas and other Tex Mex staples remain. Also on the menu now, smashburgers and birria tacos, among other things.
