2024 Real Estate Wrap Up
As we close the chapter on 2024 and look forward to 2025, the residential real estate market in Eagle County continues to captivate with its unique dynamics. The Vail Valley and its surrounding areas have proven their enduring appeal, maintaining an active market throughout the year. This region remains full of micro markets, often unpredictable, where some properties are snapped up quickly while others linger, only to suddenly receive multiple offers. The lesson here is clear: if you find a property you love, act quickly to avoid unexpected price increases.
Despite the shifts in national market trends, Eagle County’s luxury market has held its ground. The demand remains robust, driven by second-home buyers, investors, and those enchanted by the lifestyle and natural beauty the region offers. Inventory has stayed tight, leading to competitive pricing, especially in sought-after areas like Vail Village and Beaver Creek. We’ve seen a modest year-over-year increase in average home prices, with buyers placing a premium on modern amenities, easy access to outdoor recreation, and properties that seamlessly blend alpine charm with contemporary design.
As we transition into 2025, the market continues to reflect the unique allure of mountain living combined with exceptional investment opportunities. Whether you’re a long-time local, a seasonal visitor, or contemplating making Vail your permanent home, there’s never been a better time to embrace all that this beautiful community has to offer.
Here’s to a year filled with new beginnings and unforgettable moments. Let’s make 2025 a year to remember—together! Stay tuned for more updates and insights as we continue to explore the exciting opportunities in Eagle County’s real estate market.

01. New Restaurants
R FARMERS MARKET & KITCHEN – AVON
A chef driven farmers market – this place is for the foodies. Enjoy the same artisanal goods, local produce, Colorado-raised meat and FRESH fish you find at farmers’ markets throughout the valley at our store in Avon. Access to high quality beef, pork, poultry, fish, seasonal fruits and veggies, pastas, sauces, oils, caviar and more all year long means you can elevate your cooking and dine on gourmet meals at home.
From the kitchen at our restaurant, Hooked, to our family farm in Eagle, we hold ourselves and our provisions to the highest standards. You could say that we’re obsessed with bold flavors and great food. When you visit the store, let’s visit about the best cuts of meat (butchered in-house), recipes, special preparations and fresh fish flown in overnight that you should try!
TAVERNETTA VAIL – VAIL
Four Seasons Resort and Residences Vail was happy to reveal a new flagship restaurant this holiday season. Tavernetta Vail opened up earlier this month and offers fine Northern Italian cuisine and an extensive Italian wine list.
Tavernetta replaced Flame Steakhouse on the third floor of the property and is an extension of the award-winning Frasca Hospitality Group. This Denver-based company is behind James Beard Foundation Award-winning and Michelin-starred Frasca Food and Wine, Osteria Alberico, Pizzeria Alberico, Sunday Vinyl and Michelin Bib Gourmand Tavernetta Denver. Look for some of the signature dishes from Tavernetta Denver on the menu like the rigatoni with the lamb ragu and pecorino romano. Chef de cuisine Ethan Diamant is excited to share his Alpine-inspired Italian cuisine with diners. Tavernetta Vail will also showcase an Italian-focused wine and spirits program.
SLOPE & HATCH – EAGLE
Popular Glenwood Springs restaurant Slope & Hatch, known for its gourmet hot dogs, has opened a second branch in Eagle. Slope & Hatch also serves tacos and snacks, has a full bar and a dedicated kids’ menu. Owner Gregg Lemkau described the restaurant’s cuisine as “global food in tortillas.”
The Eagle branch of Slope & Hatch has already distinguished itself as a community gathering place, with its own unique culture. In Eagle, “people come and stay. They hang out longer,” owner Gregg Lemkau said. “I like it that they don’t just stay for 30 minutes, they stay for an hour-and-a-half, or two hours, and that means to me that it probably feels good to them, and I made this space comfortable and welcoming,” Lemkau said.
The close-knit community in Eagle has already become apparent to Lemkau. Eagle “feels smaller and more tightly knit than Glenwood and has been a totally different experience than having restaurants in Glenwood Springs,” he said. “Even though it’s so close-by, and really the places are similar, but I love the fact that everybody has touched, either through another person or several people, somebody else, and they all seem to know each other.”
02. New Flights Into Eagle County
FRONTIER | ALASKA AIR | AMERICAN AIRLINES | UNITED | DELTA
Skip the I-70 mess and long lines in the Denver International Airport and fly in direct to the mountains via the Eagle County Regional Airport. In addition to the legacy air service of American Airlines and United, 2025 marked the addition of budget-friendly service routes courtesy of Frontier Airlines and Alaska Airlines. With flights to 13 major cities across the US, travel to and from Eagle County is easier than ever. Book your next flight.
