$386M Under Contract In July
Another unbelievable month of market activity in July! Despite the early season slow down of April and May, the Vail Valley market has rebounded in a way that not many expected.
UNDER CONTRACT PROPERTIES
As you can see below, over $386M worth of property went under contract last month which equates to 262 homes. Compare that to July of 2019 where only 155 properties went under contract for $230,143,804. That is a $156.4M increase in dollar volume and a 69% increase in number of transactions.
SOLD PROPERTIES
Similarly, the number of closed transactions was also up compared to July of last year. This July, 153 properties sold for nearly $196M with an average sold price of $1,279,320 (a 39% increase from the average sold price last year). In July of 2019, there were 125 properties sold for just over $119M. That is a $76.6M increase in dollar volume and a 22% increase in the number of transactions.

Upcoming No Reserve Auction | Walden House
“Walden,” the novel by transcendentalist Henry David Thoreau, has inspired the design and lifestyle of the Walden House. A rare, Annabelle Selldorf-designed single-family residence, the estate serves as a reflection upon the personal growth and spiritual discovery that come from living simply in nature. The dream home of the founder of the One&Only Luxury Resorts and ideally positioned atop Whiskey Ridge, the secluded parcel of land is remarkably level, giving you unmatched privacy, walkability, and open vistas of the rugged alpine terrain.
Walden House’s most distinctive feature is its interaction with its setting, and is unable to be replicated. The heart of the living space is a central courtyard that frames the changing colors of columbines and maple trees. Although grand in its footprint, each area’s scale and volume were curated with purpose — to enable family interaction while serving as a friendly venue for entertaining guests. A modern staircase with an inverse design pattern showcases Walden House’s most unique feature, three perfectly stacked bedrooms leading to a master bedroom perched at the top. Previously listed for $29,000,000.
Bidding opens August 29th – if you are interested in more information, please contact me. I have successfully completed an auction sale in the past, so I am familiar with how it works.
