When comparing Vail to other popular travel destinations, it’s easy to see why our mountain paradise stands out. While many other areas across the country contend with natural disasters like earthquakes, hurricanes, and tornadoes, Vail offers a sense of security and stability amidst its breathtaking beauty. Though wildfires are a consideration in the region, Eagle County has been incredibly proactive in mitigating potential risks. I recently reviewed my homeowner’s policy earlier this year and discovered my insurance company still had me under insured (after a previous conversation with them 6 months prior conveying to them that I was inadequately insured given current rebuild costs and valuation of home). I ended up changing to a trusted a local insurance agent who not only was able to get me an appropriate policy amount for my home, but also saved me more than $2,000/annually!

Last month, we took an in-depth look at the local inventory trends over the years. As we mentioned above, this year has been prime for new construction in the Vail Valley. In fact, as of Thanksgiving week, nearly 20% of the active inventory was new construction or pre-construction. It’s interesting to look at the inventory trends nationally (below) and see that the low inventory trend is not isolated to our resort town. Similarly to the our local data, the NAR data also shows an upward trend in inventory towards the last few months of the year. Perhaps due to the low inventory, multiple-offer scenarios are still common both locally and across the country. In fact, I was involved with 3 recently!
TIP #3: Put yourself in an advantageous position by engaging a professional Buyer’s Agent working as your advocate. The Vail Valley has many micro-markets, by engaging a knowledgeable and creditworthy Buyer Agent, you can potentially save thousands of dollars. We also took a look at year-to-date Eagle County sales statistics and we continue to see the majority of sales being cash, however 43% of them are still conventional loans. This tells us that despite higher interest rates and low inventory, buyers are seizing the moment and not sitting on the sidelines.

Statewide snowpack levels reached 134% of the 30-year-median as of Friday, Nov. 29, according to data from the Natural Resources Conservation Service. It’s the highest level for this time of year in the past 10 years.

Founded in 2010, Eagle County Gives is a coalition of over 50 Vail Valley nonprofits dedicated to strengthening the collaboration, fundraising capacity and awareness of the non-profit sector that enhances the quality of life in Eagle County. Together, we strive to increase the awareness of our collective impact and have banded together to increase total local donations on Colorado Gives Day and year-round. Support for Eagle County Gives provides local organizations the means to provide basic human needs, protect the mountains you explore, and develop and protect the next generation. Colorado Gives Day has grown to be the state’s largest one-day online giving event, raising more than $500 million since it began nearly two decades ago.
