Doing Something I Haven’t Done in Years
Where has the summer gone? It’s been a month jam packed full of work and fun! I rode my bike up Vail Pass the other day – something I haven’t done in YEARS and it was incredible (check out my Instagram for an interesting story from that day – @vailluxuryrealestate). I’m continuing to play matchmaker with my clients as I recently closed on 2 properties and have 3 more under contract. Despite continual low inventory, the demand remains high for Vail Valley real estate.
As we gear up for the “Golden Season”, the towns are bustling with activities and events. Check out three popular fall kick-off events that you won’t want to miss in Vail. Don’t forget that I have my finger on the pulse of the market and continuously stay on top of properties coming to the market. 3 Kick Off Fall Events In Vail
In Real Estate News…
Between July 15th and August 15th, residential sales volume saw a decrease of 27% for the first time since 2020. Over the last 30 days, we’ve seen decreases in the number of sales, the number of new contracts written and the number of new inventory coming to market. I believe that this is simply the wave of the “COVID” market beginning to retreat a bit. For reference, sales volume during this period in 2021 is still up a whopping 62% over the same period in 2019 (pre-COVID).
This does not indicate that the market is coming to a halt – quite the opposite in fact. The number of new contracts is still outpacing the number of new listings coming to the market, showing that demand remains quite high.
If you are serious about jumping into this market, it is still crucial that you are properly prepared. That means, narrowing down your ideal location, fine-tuning your needs vs. wants list, and getting pre-qualified from your lender if you are utilizing a loan. Now is the time to take advantage of my connections in the brokerage community and knowledge of listings coming to market.
