
Just like that, autumn’s golden aspens have come and gone, and the first major snowfalls of the season has blanketed Vail and Beaver Creek with about 16 inches, marking the start of winter preparations. The snowpack is above average already, so you may want to book your trip now because more is on the way! Snow tires are going on, and I wrapped up the season with one final round of golf at Frost Creek under the last of October’s warm skies. (Insider Tip: Frost Creek will be raising their membership rates by year’s end. This is one of the few exclusive golf clubs in the area that still has memberships available. If you’re interested, reach out, and I’ll connect you personally with the membership director.) With the golf clubs stored away, I’m switching gears to ski season and getting my equipment tuned in time for Vail Mountain’s opening on November 15th.
In this newsletter, we’re taking a look at three changes in this new season: the relaunch of my podcast, inventory trends, and new airport flights for the winter. The current real estate inventory, which has seen a notable drop (details below), reflected historical trends and possible insights for the upcoming ski season. 2024 seems to be the year of new construction with a handful of projects spanning the entire county. Frontgate | Avon, The Kestrel, Minturn North and Belden Place are amongst the new developments that have some great opportunities. In August, inventory levels peaked higher than they have in the past several years – partly due to the amount of new construction properties that have been released to the market. As quickly as they hit the market, they seem to go under contract and we’ve had some remarkable closings in the last 60 days.

All markets are showing strong activity, with active movement across various segments, including interest-rate-sensitive, luxury ($3-5M), and ultra-luxury ($5M+) buyers. Those staying on the sidelines are continuing to miss out on valuable opportunities.

The graph above shows the cumulative inventory levels each month for this year (to date) as compared to where we were last year (2023). We also included the inventory levels from 2019 to show a typical pre-pandemic market for comparison.
Prior to 2020, on any given day during the month, you could anticipate around 700-750 active properties available. In recent years, on any given day, inventory levels hover in the mid 300s. As of today, November 5th, inventory is sitting at 360 residential properties with 93 going under contract in the last 30 days. The echoed narrative of “historically low inventory” these past 3-4 years couldn’t be a truer statement.

Alaska Airlines Lands At EGE
GYPSUM, COLORADO – The Eagle County Regional Airport will have a new carrier for the coming winter. Alaska Airlines announced that from Dec. 20 through March 16 it will fly three times a week into Eagle County from San Diego and Seattle. The airline will use Embracer 175 aircraft for the flights. Those are 76-passenger “regional” jets. The new service is expected to positively impact the local economy, boosting tourism and creating new opportunities for businesses.
Frontier Winter Flights To EGE
GYPSUM, COLORADO – Ultra-low fare carrier Frontier Airlines will begin offering service this December from Eagle County Regional Airport (EGE). Flights to Dallas Fort Worth International Airport (DFW), operating twice per week, will launch on December 16. Service to Denver International Airport (DEN), operating twice per week, will launch December 19. Service to San Francisco International Airport (SFO), operating once per week, will launch December 21.
